What there is and what there is not

At the moment there is NOT air conditioning in all apartments, but only in some of them (see the description in the accommodation section).

In every apartment there is however a ceiling fan and one or two large French doors opening onto the private garden or terrace.

There is NO organised entertainment or baby-sitting service.

There is kindness and helpfulness and, if work allows us, the possibility of organising together with you pleasant evenings: barbecues, table tennis tournaments, pizza from the wood-fired oven, a glass of wine and lots of friendly conversation.

There is NO TV in every apartment.
But… are you really sure it is essential?

There is only one TV with satellite channels (no streaming platforms) in the common room. Wi-Fi streaming with your own devices is possible.

There is no internal restaurant, bar or self-service.

There are excellent bars and restaurants just 100 m away on the beach or suggestions on places where you can eat well without spending too much or receive discounts.

The building and the furniture are not brand new.

The Villa has been renovated and improved every year, preserving part of the original furnishings and finishes.

There is no dishwasher, tumble dryer, safe box or daily cleaning service...

There is a washing machine and a shared laundry and ironing area.

There is no beach like in Rimini or Riccione, there is no noise pollution and no promenade with discos and souvenir shops.

There is a beautiful beach, partly free and partly equipped with beach services, with the possibility to rent umbrellas and deck chairs or bring your own.
There is nature, walks, crystal-clear sea, birds singing and clean air, culture, wine, sports...
There are restaurants and bars on the beach and Mandel which organises dancing evenings, baby dance, aperitifs, Latin-American nights...
The village of Capoliveri is only 2 km away with small shops, market stalls, live music, some pubs and a disco 1 km away. Then there are Porto Azzurro, Portoferraio, Marina di Campo...

There is no shopping centre.

There are two supermarkets in Capoliveri (2 km from Morcone) and a mini-market 100 m from Villa Europa.

There is no reception.

We will be ready to welcome you at the time you communicate when booking. Normally the apartment is delivered at 3:00 pm on the day of arrival and must be left by 10:00 am on departure day.

There is no sauna, massage or SPA...

There is a solarium for sunbathing and a 3,600 sqm garden for relaxation and rest. In Portoferraio there are also the San Giovanni thermal baths.

There is no water park, swimming pool or roller coasters...

There is the beach just 150 m away and the Tuscan Archipelago National Park. There is a table tennis table, a nature fitness trail, a play area with slide and little house for children and many board games, building blocks and toy trucks.

There is no welcome cocktail.

There is a smile for those who smile at us and a great desire to make friends.

There is no internal medical, paediatric or veterinary service.

There is a medical guard service in town, a pharmacy open until 11 pm, a list of trusted doctors and paediatricians for any need and the 118 emergency ambulance service 2 km away.

There are no flat roads; it is not possible for people who do not practice trekking or are not minimally trained to go cycling or mountain biking.

The Villa is slightly on a hill and on the way back from the beach you need to walk a short uphill stretch (about 20 m), but there is a large shaded garden to relax afterwards and an outdoor shower with hot and cold water on your return.

There is no shuttle bus stop to Capoliveri directly below the Villa.

The bus stop is about 500 m away, with a short uphill stretch.

There are no apartments COMPLETELY equipped for disabled guests.

There is an apartment (Apartment E) where some wheelchair users have stayed comfortably. Access with a compliant mobile ramp, internal sliding doors with 90 cm opening, barrier-free bathroom, bidet with cold water shower, lowered accessories, removable bed side support and raised WC with side handles.

There are no restrictions on inviting friends or acquaintances for dinners, evenings or small parties.

Guests are only asked to respect the space and peace of their neighbours and to keep the common areas clean and tidy after using them. It is possible to reserve the barbecue, oven, shared kitchen and garden tables by writing your name on the notice board.
